Why STR Linens and Laundry Are the Challenge You Never Saw Coming

Most new short-term rental owners plan for cleaning. Very few plan for linens. Then the first busy season hits, and the sheets, towels, and laundry turn out to be the hardest part of every turnover to get right. Here's why, and how Seed Cleaning & Services handles it for owners and property managers across 30A, Destin, Miramar Beach, and Panama City Beach.

Where your linens actually get washed

Ask your cleaner where the sheets go after checkout. The answer matters more than most owners realize. There are usually three options:

• In your rental's own washer and dryer. Plenty of crews do this. It looks convenient, but it puts heavy, constant wear on your machines, adds to your water and power bills, and keeps the crew at your property for hours waiting on loads. That's time you're paying for, and a later check-in you may not be able to give. More than likely, a few of those loads are 'cleaned' on Quick Wash. That's not clean.

• At the cleaner's home. It happens more than anyone admits. Your linens end up mixed with someone's family laundry, in an environment you've never seen and can't control. Seed never does this. Our crews don't take work home with them, literally.

• At a professional laundry vendor. This is how Seed handles it. Linens leave the property with the crew and go off-site to our laundry vendor, where they're washed, dried, and prepped to a consistent standard. We don't run sheets and bath towels through your machines.

Someone has to store all of it

A rental that turns over regularly needs more than one set of linens. While one set is on the beds, another is at the laundry and another needs to be clean, folded, and ready to go. All of that has to live somewhere. Seed keeps dedicated storage for the linens we manage, stages prepped linen bags before every turn, and carries the cost of that space so it isn't sitting in your owner's closet or your garage.

Linens don't last forever

Every turnover takes a little life out of your linens. Makeup, sunscreen, self-tanner, spills, and the occasional mystery stain all show up on the beach. Some items come back clean. Some need to be pulled.

Our crews check the beds before anything is stripped, so stains and damage are caught at the property. Items that won't come back to standard are taken out of rotation, separated, and replaced, so the next guest never gets the sheet with the faded spot or the towel that's starting to fray. That ongoing replacement is a real cost, and it's one most owners only discover after a few bad reviews.

Why it all adds up

Machine wear, utility bills, crew hours on site, storage, stain removal, and replacement linens are all costs, whether you see them on an invoice or not. When they're scattered across your rental, your cleaner, and your own time, they're easy to miss and hard to control.

Seed brings them into one system:

• Crews arrive with fresh, prepped linen bags at every turn

• Laundry goes off-site to our professional laundry vendor, never to a crew member's home

• Your washer and dryer stay out of it

• Worn, stained, and damaged items are pulled and replaced throughout

• Your linens are tracked, stored, and staged for every turnover

Property managers: your linens come first

If you already run your own linen program and handle the laundry, that's our first choice. We work with it and pick up and drop off at your location. If you need the laundry handled, your units join Seed's linen pool, and everything above is covered.

The turnover you don't have to think about

Linens are the part of hosting nobody warns you about. We'd rather you never have to think about them. Seed Cleaning & Services is locally owned, licensed, and insured, and handles short-term rental turnovers from Dune Allen to Inlet Beach, plus Destin, Miramar Beach, and Panama City Beach.
